System Summary

  • Players use Vendor Rental Contracts to place vendors in homes
  • The owner of a house (known as a Landlord) can place vendors themselves or allow the contract to be available to the public, most likely for a fee
  • House owners can elect to allow Friends and Co-Owners to be able to immediately place vendors (rather than having to accept an public contract that the house owner has placed down)
  • Contracts have a duration of 1 Week, 2 Weeks, 3 Weeks, or 1 Month
  • Contracts will auto-renew if both the Renter and Landlord have Auto-Renew selected
  • If there is a Price Per Period set for a vendor rental contract, that gold is taken from the renter's bank at the start of the contract and placed in the landlord's bank
  • If a contract is set to auto-renew and there is a Price Per Period set, that amount is taken from the Gold Storage of the vendor and placed in the landlord's bank
  • If any time gold is attempted to be placed in the landlord's bank but cannot, it will be stored on the vendor as Rent Gold (which can be claimed by the landlord at a later date)
  • Only a renter can dismiss a vendor: a landlord can only elect to deselect auto-renew and wait for the contract to expire
  • Dismissing a vendor will attempt to place any existing Gold Stored and Rental Gold into the banks of the respective renter / landlord
  • Vendors have a Daily Gold Cost based on the total cost of all items held
  • If a vendor has insufficient gold stored to pay it's Daily Gold Cost or insufficient gold to pay the renewal price when auto-renewing, it will be dismissed
  • A landlord can only change the Renewal Price of a rental vendor if more than 5 days remain on the current Contract Period

Players can place vendors in public player houses through Vendor Rental Contracts.


These can be purchased at any Innkeeper, Tavern Keeper, or Provisioner.

To place a vendor, double-click a Vendor Rental Contract in your backpack and target a location within a house you are the owner of.

The Vendor Rental Contract will become locked down in that location and then can be double-clicked again by the owner to open the Vendor Rental Contract scroll.

Each Vendor Rental Contract has a Contract Period, Price Per Period, and a Renter Type.

In this example, we have "Rent to Myself" selected as the Renter Type. 
Because we are renting to ourselves, this mode's contract terms are automatically set to:

Contract Period: Indefinite
Price Per Period: Free

Clicking the Place Vendor Now button will remove the contract and place our vendor in it's spot.

As the owner of the house, we are considered to be both the Landlord and Renter to this new vendor.

If in the Housing Gump you have the option to select Allow Friends to Place Vendors or Allow Co-Owners to Place Vendors. By toggling those options, those types of players will allowed to place vendors in that home.

However, when a Friend or Co-Owner double-clicks a Vendor Rental Contract and target a location in the house, it will immediately place the vendor (no Vendor Rental Contract window will appear) and the terms of the contract for this vendor will automatically be set to:

Contract Period: 1 Month
Price Per Period: Free
Landlord / Renter Auto-Renewal: Yes

The owner of a house also has the option to make a Vendor Rental Contract open to the public, so anyone regardless whether they are Friends / Co-Owners of the house, can place a vendor in that spot: albeit likely for a fee.

By double-clicking a locked down Vendor Rental Contract and selecting the Renter Type to "Open to Public", the house owner can configure terms and conditions of the contract.

The Contract Period can be set to:
  • 1 Week,
  • 2 Weeks
  • 3 Weeks,
  • 1 Month
If the Owner wishes to have the vendor contract continue continuously beyond a single Contract Period, Contract Auto-Renewal should be toggled. Otherwise, the vendor will be deleted at the end of the first contract period's expiration.

The Price Per Period is the amount of gold the prospective renter must pay to the owner upon accepting the rental contract as well as at the start of any auto-renewed Contract Periods.

When the Owner is content with the settings of the contract, select Make Available to Public to allow players to be able to access (double-click) the vendor contract and choose whether to accept it.


If no one has yet accepted the contract, the owner may double click and alter the settings on the contract (changing any settings, however will deselect the "Make Available to Public" button and the player will have to reclick it).

Prospective players can double click on any vendor rental contracts they come across (provided the owner has Make Available to Public toggled) and view it's details.

The name of the house's owner (i.e the Landlord) is listed at the top of the contract title.

If a prospective renter wishes to only use the vendor for a single Contract Period, they can deselect the Contract Auto-Renewal button (which will then delete the vendor at the expiration of the contract period).

When the renter is ready to accept the contract, they will click the Accept Rental Contract button.

The renter then immediately pays the Contract Price amount in gold to the House Owner's (i.e Landlord) bank account and the new vendor is placed where the Vendor Rental Contract was. 

If the landlord's bank is full (and can't accept the gold) the gold is instead stored on the vendor as Rent Gold Stored. Rent Gold is only ever collectable by the landlord (and this gold will never be used to pay for daily gold costs or renewal fees).

Both the new renter as well as the landlord can double-click the vendor to view a Vendor Menu displaying a large variety of information about the vendor.

The renter can click the Deposit 1,000 Gold button to add 1,000 gold from their bank account into the vendor's Gold Storage (shown as Gold Stored). The renter may also physically drop gold from their backpack onto the vendor as well.

The Daily Gold Cost listed is the cost per day that is removed from the vendor's Gold Storage, which is determined by the cumulative price of all items being sold on the vendor. 

If the vendor does not have enough gold stored to pay the daily gold cost, the vendor is deleted. If any unclaimed Rent Gold is on the vendor should this happen, it will attempt to be deposited in the landlord's bank account.

Funds For X Days shows how many days the vendor can operate at the current Daily Gold Cost based on how much gold is currently stored. Note: this does NOT factor in the gold cost to renew the contract at the end of the Contract Period.

The renter can Collect Gold from the Gold Storage (Gold Stored) currently on the vendor. Any gold withdrawn from the vendor is directly placed in the player's bank.

Normally, anytime the renter is forced to pay the landlord (such as when they first accepting the rental contract and when they renew a contract for another contract period) the gold is placed in the landlord's bank. 

However, if the landlord's bank is full, the gold gets placed onto the vendor as Rent Gold Stored. If this should ever occur, only the landlord can withdraw it by clicking the Collect Rent button (which will be in the same location as the Collect Gold button).

Only the renter can ever Dismiss a vendor. To do so, the renter must remove all items from the vendor and then click the Dismiss button three times in succession. 

If a renter dismisses a vendor that still has Gold Stored, it will attempt to be placed in the renter's bank. If the vendor still has Rent Gold, it will attempt to be placed in the landlord's bank

If a landlord wishes to get rid of a vendor that another player is renting in their house, their only option is to disable Auto-Renewal on the vendor through the View Contract button and wait for the current Contract Period to expire.

The renter (and not the landlord) can click the Customize button to change details about the vendor's look, name, shop name, and even it's facing. 

The player can also click the Paperdoll button to bring up the vendor's paperdoll and add/remove clothes from it. The player may need to be within a screen's worth of distance to do so, however.

On the Vendor Menu page both the renter and landlord can click the View Contract button to view the current rental agreement for that vendor.

On the Vendor Rental Contract page both the renter and the landlord can select whether they want the contract to Renew or not. If either player has the Contract Renewal button deselected, the contract will not auto renew and  "Contract will not auto-renew" will display in red text

Unless changed by the landlord, the Renewal Price of the contract will be the same as previous period's Contract Price

If a contract is set to auto-renew and the contract period expires, a new contract period begins. An amount of gold equal to the Renewal Price is taken out of the vendor's Gold Stored and automatically deposited in the landlord's bank account (or stored as Rent Gold if their bank is full).

If the vendor does not have enough gold to pay for the renewal price, the vendor is Dismissed.

As mentioned earlier, if the contract is set to Auto-Renew, the landlord can adjust the Renewal Price for the next Contract Period. They may only do so if at least 5 days remain in the current contract period (to prevent the landlord for simply raising the price at the last second). 

If the landlord alters the vendor rental contract's Renewal Price, the player will be notified, and it will automatically deselect auto-renewal for the renter, until they toggle it back on (i.e the renter can't be forced to pay for a renewal price they didn't agree to).

If the landlord has altered the Renewal Price (which must be done at least 5 days before the Contract Period expires), the text color of the Renewal Price will be in red in both the Vendor Menu and the Vendor Rental Contract gumps

Players can see a summary of all their vendors in a house by double-clicking the house's sign, and navigating to the Vendors Page. For any vendor entry in the list, for both the landlord and the renter it will display whichever will occur first: the vendor running out of funds or the rental contract expiring.

If there are less than 5 days worth of funds on a vendor, the Funds For X Days will display in red text.

If a contract is set to not-renew and the contract is ending in less than 5 days, the "Contract Ends in X" text will display in red.
 
I'd prefer if you could demolish a house with vendors and the vendors inventory/currency would just get automatically added to the vendor owner's bank.

Having to wait potentially a month for a vendor to dissapear is unreal, and whatever reason you had to demolish will probably be a long gone opportunity by the time that happens.
 
Please remove the 20% lost currency for lost bids on vendor town contracts. Losing money for getting outbidded doesn't make any sense.

Not sure if this is still the case but it does make sense, as it would prevent most players to place a bid on several prime vendor spots at the same time.
